It is common practise to go through a home inspection before finalizing an offer for a home. Many people hire professionals to inspect their home before committing to the purchase. Here are 5 things to Inspect before buying a home:

  1. Plumbing and Drainage

Although many home inspectors will run a basic plumbing inspection, if you are buying an older house, it is definitely a good idea to have a professional drain plumber come in and do a drain camera inspection. The house might have a clogged drain because of a rotten pipe or tree roots that have penetrated the main drain pipe. An issue like this can prove to be very costly and if not detected on time it can cause a lot of damage. 

  1. Electrical 

Having a professional go through the electrical panel in the house and check the wiring and potentially prevent a disaster as well as save some money on having to rewire the house. A couple of things to note, looking at the electrical in the Kitchen and Laundry room to ensure that proper plugs have been setup to handle major appliances. 

  1. Look in the Attic

This is a very basic one but it is important to look in the Attic and ensure that isolation is up to code and that no animals have penetrated the roof and have created a home there. Wild life removal is costly, painful and recurring if not dealt with properly.

The state of the windows and doors in the house is very important, simply because if not planned it can add a big financial strain. As a future owner of that home you need to know what you are walking into and plan your expenses properly. 

  1. HVAC

It is important to not only ensure that the HVAC system is functioning properly but also to check maintenance records, date of installation and last time ducts were cleaned. Emergency HVAC repair is not fund nor cheap.
